It's easy to walk into a builder's display here at Lake Of The Ozarks and view model homes, get house floor plans they offer and find out the prices, right?  You may even feel that you will get "a better deal" if you just buy your new home without buyer's representation. 

I am here to tell you to really consider that choice when buying new construction.  There are many pitfalls that can happen when you build your new home. Some examples: You want to have guidance on what structural things and upgrades will impact the resale of your home. You may over spend on certain upgrades that will not give you much return on your investment and you have just priced yourself right out of the market for the neighborhood.  Who is going to give you guidance on choosing the right lender for your situation-one that will have your back and make sure you do not overspend on extended rate locks?  If you are also selling a home, do you know how to coordinate the purchase along with the sale?  How do you know you are being protected and understand all of the contract contingency dates and timelines?  Do you understand what it means to release all of your contingencies? 

These are just a few examples.  The salesperson at the construction office may be great with helping you through some things, but honestly, who has YOUR best interest in mind?  Your BUYER's agent.  Your agent can help you negotiate and come up with some strategies that can get you in that home.  Over 95% of builders put their listings in the multiple listing service MLS because they know and want buyer's agents to bring their clients to them.  They have already budgeted for those expenses. It doesn't cost you anything and you will get one on one guidance.  

You can still go look around, but make sure you register your buyer's agent name when you first arrive. Don't overlook this very important piece to building your dream home!
